MAB-MACKAY – Boiler room modernisation project

The MAB-Mackay building is a rehabilitation center for the visually and hearing impaired for CIUSSS-CCOMTL clients. The building is located at 7000 Sherbrooke W., Montreal, Quebec H4B 1R3. The water boilers in the main mechanical room are at the end of their useful life, and are showing significant signs of deterioration. This service offer was prompted by CIUSSS’s desire to pre-purchase new water boilers as part of a boiler room modernization project.

Énertech Solutions acted as the design electromechanical engineers for this modernization project. The firm’s knowledge of energy efficiency enabled it to identify asset maintenance and energy optimization measures with the best return on investment for the development of plans and specifications. Service disruptions were minimized with increased site supervision. The project achieved a 30% energy reduction in natural gas consumption with high-efficiency boilers and optimized control sequences.

The mandate included a detailed analysis of the primary and secondary networks of the building’s heating system.

The main elements of this project are as follows:

  • Feasibility study for relocating the building’s main heating plant;
  • Decoupling of the heating plant from the domestic hot water plant;
  • Selection of high-efficiency, robust water boiler specifications from suppliers;
  • Validation of electrical power supply for new equipment;
  • Preparation of a separate equipment tender document for new water boilers;
  • Increased site supervision and start-up assistance.
  • Application for a $100 000 subsidy from Energir.
